What is a VA loan calculator?

A VA loan calculator estimates the monthly cost of a home loan backed by the Department of Veterans Affairs. This VA mortgage calculator combines principal and interest with property taxes, homeowners insurance and any HOA payment you enter.

It also estimates the VA funding fee, a one-time charge that depends on your down payment and whether this is your first use of a VA loan. In the sample calculation, the fee is included in the total loan amount. VA loans have no monthly mortgage insurance, so the estimate does not add a monthly PMI charge.

Why a VA loan calculator matters

A home’s price does not tell you what you will pay each month. The interest rate, funding fee, property taxes and insurance all affect the payment. Estimating those costs can help you compare homes and decide whether a loan fits your budget before you make an offer.

The calculator can also show how a down payment changes the funding fee and the amount borrowed. That can help you compare keeping cash available with reducing your loan balance. Treat the result as a planning estimate, not a lender’s final payment quote. Property tax assessments, insurance premiums and loan terms can differ from the values you enter.

Use the estimate alongside your other expected housing costs. Utilities, maintenance and closing costs are not listed in the sample result. Confirm the tax and insurance estimates with qualified professionals, and ask your lender to verify the funding fee and final payment.

How to use this VA loan calculator

  1. Enter the home price and the down payment you are considering. The base loan is the home price minus the down payment.
  2. Choose the applicable first-use or subsequent-use option and indicate whether you are exempt from the funding fee, if the calculator presents those choices. The sample uses the first-use fee and does not apply an exemption.
  3. Enter the interest rate and loan term. Your lender can confirm the rate and terms available to you.
  4. Add the property tax rate, annual homeowners insurance cost and monthly HOA payment. Use estimates that fit the property you are considering, then update them if you get more precise figures.
  5. Review the monthly payment and the breakdown. Try a different down payment or rate to see how the estimate changes. Keep the home price and other assumptions the same when comparing scenarios.

VA loan calculator example

Worked example

With a $375,000 home price, $0 down, a 6.0% interest rate and a 30-year term, the sample uses a 1.1% property tax rate, $2,400 annual insurance and $0 monthly HOA. It estimates a $375,000 base loan and an $8,063 VA funding fee at 2.15%, for a $383,063 total loan. The estimated monthly payment is $2,840.40: $2,296.65 for principal and interest, $343.75 for property tax and $200.00 for insurance. The sample assumes no funding-fee exemption and includes no monthly mortgage insurance.

How to read your VA loan results

The base loan is the amount before the funding fee. The funding fee is shown separately, while the total loan reflects the base loan plus that fee in the sample. Check these figures to understand how the fee changes the amount borrowed.

Principal and interest are the loan payment for borrowing the money. Property tax and insurance are separate estimated monthly costs. The monthly total combines the listed payment components and any HOA amount entered. In the sample, the HOA is $0, and the total matches the principal-and-interest, tax and insurance lines.

How to lower your estimated VA loan payment

  1. 01

    Compare down payment options

Enter different down payments and compare both the total loan and funding fee. The fee is 2.15% for first use or 3.3% for subsequent use under 5% down, 1.5% with 5% down and 1.25% with 10% down. Consider how a larger down payment affects your cash reserves as well as the payment.

  2. 02

Ask lenders about the rate and terms

Request loan estimates and compare their rates, fees and monthly payment assumptions. A lower rate or a shorter loan term can change principal and interest, but a shorter term can mean a larger monthly payment.

  3. 03

    Check the property costs

Use the property’s tax information and an insurance quote rather than relying only on rough estimates. If the HOA amount is known, enter it so your monthly total reflects that cost.

  4. 04

Check whether you qualify for a fee exemption

Some borrowers are exempt from the funding fee. If you think you may qualify, confirm your status with your lender or the VA before relying on a calculation that includes the fee.

Common VA loan calculator mistakes

  • Choosing the wrong funding-fee option

First use and subsequent use have different fee rates under 5% down. Check your loan history and the option selected before comparing results.

  • Assuming the estimate is a final loan quote

The result depends on the figures entered. Your lender will confirm the rate, funding fee and final loan terms.

  • Leaving out property costs

A $0 HOA entry or an incomplete tax or insurance estimate can make the monthly total look lower than your actual housing costs. Enter the best available figures and revise them as you learn more.

  • Treating no PMI as no added costs

VA loans have no monthly mortgage insurance, but property taxes, homeowners insurance and any HOA payment still affect your budget. The calculator does not show every cost of buying or owning a home.

The VA loan formula

Purchase funding fee: 2.15% (first use) or 3.3% (subsequent) under 5% down, 1.5% with 5% down, 1.25% with 10% down. VA loans have no monthly mortgage insurance.
