What is a cost to build a house calculator?
A cost to build a house calculator estimates the project total from the home’s size, construction cost per square foot, site work, design and other fees, and land cost. It gives you a starting point for comparing building plans and deciding whether a project fits your available funds.
This home building cost calculator separates the construction estimate from other major expenses. Its result depends on the figures you enter. It is not a builder’s quote, loan approval or guarantee of your final cost. The estimate may leave out items that are not among its inputs, such as financing, landscaping or furnishings.
Why estimate home building costs?
A construction cost calculator can help you compare options before you commit to a lot or plans. For example, you can see how a smaller floor plan or a different construction cost per square foot changes the estimate. That makes it easier to talk with a builder or lender using a budget grounded in your own assumptions.
The total also helps you spot costs beyond the house itself. Site work, utilities, permits, design and land can add substantially to the construction amount. If the estimate is higher than you can fund, consider changing the plan, asking for itemized bids or delaying a purchase while you check the numbers.
How to use this cost to build a house calculator
- Enter the home’s planned square footage. Use the size you are considering, not a larger plan you have not decided on.
- Enter your estimated construction cost per square foot. Ask builders for estimates that reflect your location, design and finish choices.
- Add site work, utilities and permits. Use estimates for the specific lot where possible, since access, grading and utility connections can affect this amount.
- Enter design and fees as a percentage of construction cost. The calculator applies this percentage to the construction amount, not to land or site work.
- Enter the land cost. If you already own the lot, check how you want to account for that value when comparing the project with your available cash.
- Review the total and each line item. Change one input at a time to compare scenarios, then verify important estimates with the relevant builder, utility provider or local permitting office.
Example: estimate a home build
Worked example
With 2,400 square feet at $175 per square foot, construction is $420,000. Add $45,000 for site work, utilities and permits, $33,600 for design, engineering and fees at 8% of construction, and $90,000 for land. The estimated cost to build is $588,600, or $245 per square foot all-in. The formula is construction plus site costs, soft costs and land.
How to read your home building cost estimate
The total combines the costs entered in the calculator. Construction is square footage multiplied by cost per square foot. Soft costs are calculated as a percentage of construction. Site work and land are added as separate amounts.
The all-in cost per square foot divides the estimated total by the home’s square footage. It includes land and the other costs in the estimate, so it is not the same as the construction cost per square foot. Use it to compare scenarios built with the same inputs, and check that each estimate includes comparable costs.
How to make your build estimate more useful
- 01
Get estimates for the actual lot
Ask about grading, drainage, utility access and permit requirements for the property you are considering. Replace broad assumptions with site-specific estimates as you learn more.
- 02
Compare plans and specifications
Ask builders to price the same floor plan and finish choices. If you need to reduce the budget, consider a simpler layout or different materials, then confirm the change in a revised estimate.
- 03
Check what each quote includes
Request itemized bids and clarify whether site preparation, utility connections, permits and design work are included. Avoid adding an expense twice if it is already part of a builder’s quote.
- 04
Update the inputs as decisions change
Revisit the calculator when you choose a lot, change the floor plan or receive new bids. A cost estimate is only as useful as the assumptions behind it.
Common cost to build a house calculator mistakes
Treating the estimate as a fixed quote
The calculator uses your inputs, so it cannot confirm what a builder will charge. Get written, itemized estimates before committing to the project.
Using a construction figure that does not match the plan
A cost per square foot may not reflect your home’s design, materials or location. Ask builders to explain the assumptions in their estimate.
Leaving out site or land costs
Construction alone is not the full project total. Include site work, utilities, permits, fees and land where applicable, and check for expenses outside the calculator’s inputs.
Comparing totals with different inclusions
One estimate may include items another leaves out. Compare the line items and assumptions, not just the final total or cost per square foot.
The cost to build formula
Total = square feet x cost per square foot + site work + soft costs + land.
Key terms
- Construction cost per square foot
- Your estimated construction cost divided by the home’s square footage. The figure you enter should reflect the plan and specifications you are evaluating.
- Site work
- Work needed to prepare the property for construction, along with related utility and permit costs entered in this calculator.
- Soft costs
- Design, engineering and other fees calculated here as a percentage of construction cost.
- All-in cost per square foot
- The estimated total, including the costs entered for the project, divided by the home’s square footage.
Cost to build questions
Does this estimate include the cost of land?
Yes. Enter the land cost in its own field, and the calculator adds it to construction, site costs and fees.
How are design and other fees calculated?
The calculator applies your fee percentage to construction cost. In the example, 8% of $420,000 is $33,600.
Is the result the final price I will pay?
No. It is an estimate based on the inputs, not a quote. Confirm the scope and costs with builders and relevant local providers, and account for expenses the calculator does not include.
Before you act on this result. Cordwell calculators and guides are educational estimates, not legal, tax, investment, lending or other professional advice. They rely on the numbers you enter and on simplified rules, and they can't see your full situation. Before you file, sign, borrow, invest, hire, change your withholding or form a business based on anything here, meet with a licensed contractor, engineer or the local building department who can review your specific facts and confirm the numbers. Rules change, and official agency guidance always controls.
